But if you're buying in Iowa, you might be wondering why things work a little differently. 

 

What Is Title Insurance?

Title insurance is a special kind of protection that helps cover the cost of problems related to the legal ownership of a home, also known as the title. These problems could include:

  • Someone else claiming to own the property
     
  • Mistakes in public records
     
  • Past unpaid taxes or liens

Why You Won’t Buy Title Insurance from a Private Company in Iowa

Here’s the unique part: Iowa is the only state that doesn’t use private title insurance companies.

Instead, the state has its own public program called Title Guaranty, operated by the Iowa Finance Authority. This program makes sure buyers and lenders are protected—without needing to go through a private insurer.

And get this: Title Guaranty is self-funded, and any money left over after operating costs goes toward helping first-time homebuyers across Iowa. That means the money stays in the state and helps more people achieve homeownership.

 

What’s the Process Like in Iowa?

Let’s walk through what happens when you're buying a home here. It’s not complicated once you know the steps:

The Property Abstract Is Updated

Iowa uses a document called an abstract of title. It’s basically a full history of the property—listing every sale, lien, mortgage, judgment, or legal matter that’s ever touched the home. This abstract is updated by a licensed abstractor.

An Attorney Reviews It

Next, a participating real estate attorney looks over the abstract. They write up a title opinion (also called a Title Guaranty Commitment) that confirms whether the title is clean—or notes anything that needs to be resolved.

You Get Official Coverage

Once everything is approved, and all the mortgage paperwork is finalized and recorded, Title Guaranty issues a Certificate. This is your official title protection—it’s what keeps you and your lender safe from unexpected claims.

 

How Much Does It Cost?

Compared to many other states, Iowa’s title protection is very affordable:

  • Home Purchase
    $110 for coverage up to $500,000
     
    • $1 for every $1,000 over that
       
  • Refinance or Second Mortgage
    $90 for coverage up to $500,000
     

Bonus: If you buy lender’s coverage, you’ll get owner’s coverage for free (as of April 1, 2007). That's a great deal for extra peace of mind.
